Air conditioning and cosy underfloor heating keep it just the right temperature whatever the season.
It is a perfect residence for relaxation and entertaining and comfortably accommodates up to 10 people.

Property Features
Living room: accessed via staircase from main entrance, it’s large and stylishly furnished with modern sofa, armchairs and with large satellite TV & DVD player. Floor to ceiling windows give fantastic views out to sea, and access to the dining terrace and pool. A great place to relax and dine, or chill out and watch a film!
Dining room: combined within the living room with modern table and chairs.
Kitchen: open-plan to living room with breakfast bar, well-equipped for cooking and dining. It has stainless steel oven, hob, hood and American fridge /freezer; microwave, dishwasher, washing machine and toaster etc.
Bedrooms: four in total; the master bedroom on first floor level is spacious with huge windows offering sea views, there's king-size bed, TV, en-suite bathroom and doors out to terrace. The other three all have double beds, sea views, plus there's sofa bed in the area under the staircase for further two people. All have air-conditioning, and safe deposit box available.
Bathrooms: three very stylish bathrooms and four independent WC’s. The master bedroom has ensuite with stylish spa-bath, large shower area & double washbasins. The other 2 bathrooms each have shower area and washbasins, one being en-suite to a bedroom.
Outside: the villa has garaging for 2 cars plus further parking - all enclosed by electric gates. Terraces extend across the front of the house, from bedrooms to large dining area, and loungers by the pool.
Swimming pool: is infinity and private to the villa; can be heated at certain times of year for supplement of 300 Euros per week. There's also a steam room.
Internet: Wi-Fi available here for your devices.
Baby facilities: baby cot and high chair may be available by prior request.
Bed & bathroom linen and end-of-stay cleaning: are at an additional cost of 500 Euros paid directly to the owner
Gas, electric & water: all included in the rental cost.
Winter heating: included in the rental cost.
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a damage deposit by way of credit card guarantee, made with us in advance of arrival – please enquire. This will be refunded at the end of your stay, less the replacement cost of any breakages.
Change over day: normally Saturday in July/August, however the owners may be flexible upon request.
Long weekend stays: please enquire.
Pets: not permitted here sorry.
Smoking: not permitted inside this property – sorry.
Supplementary services: the owner is able to arrange the following services for you, as a supplement: Babysitter, Masseur, Chauffeur, Daily cleaner, Chef.
About the local area
Local shops, supermarket and restaurants can be found 10 -15 minutes’ drive away at Mandelieu la Napoule, where there's a large shopping mall with Geant supermarket offering just about everything! Smaller shops, boulangeries and restaurants can also be found in the villages of Le Trayas and Theoule-sur-Mer. There are also some good local restaurants at the nearby Port de la Figueirette, plus of course the Michelin starred Oasis restaurant at La Napoule! Further facilities can found in the neighbouring town of Cannes and St Raphael.
Local markets are held in nearby Theoule, Mandelieu and La Napoule and in Cannes you'll also find a huge daily market which offers an array of fish, vegetables and fresh local produce.
Sporting activities in the area are abundant – the main activity here is aquatic sports like sailing, diving, fishing, jet skis and windsurfing which can be done at nearby Agay or La Napoule. Golf is also possible at the ‘Old Course’ La Napoule and the Domaine de Barbossi, with a 9 and 18 hole course; there’s also tennis at La Napoule. You are in very close proximity to the beautiful coastal mountains of the Esterel here, which makes walking, cycling and horse riding very popular, to say nothing of the spectacular views!
Beaches and coves are numerous here and can be found all along the craggy ‘red-rock’ coastline; most are marine reserves so the snorkelling is superb! You'll also find a stretch of lovely sandy beaches running right round the bay of La Napoule to Cannes, and the beaches at the seaside towns of Agay and Theoule-sur-Mer are sandy and beautifully kept.
The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!
Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest train station is Le Trayas where you can take trains in the direction of Cannes & Nice or the other way to St Raphael. A car however is preferred from here.
Sightseeing is endless; you have the famous town of Cannes and its old town ‘Le Suquet’; the Port of Cannes and its mega-yachts; the designer shops on the ‘Croisette’; boat trips out to the nearby ‘Isles de Lerins’; a trip into the Esterel hills; a boat trip from St Raphael to St Tropez; swimming at the freshwater Lac St Cassien; a day trip on the train to Nice or Monaco.
Other entertainment includes shopping, the casinos & nightlife of Cannes, cinemas, festivals, wine tasting, helicopter rides, or just good old relaxing by the pool!
