Property Description


This spacious top floor, two bedroom apartment is located within a modern residence in the centre of the seafront village of La Napoule, very close to Cannes. On the 3rd floor (with lift), it has lovely views over the surrounding hills and mountains and is in walking distance of all shops, restaurants, beaches and train (and very nice ice-cream shop too)!

Offering approximately 100 sq metres of living space (80 inside and 20 in sunroom) it comprises a long hallway, vaulted-ceiling living room, American-style kitchen, roof top sunroom, two double bedrooms, two shower rooms and extensive terraces on all three sides. To keep it cool in summer, all rooms have reversible air-conditioning units, electric sun blinds & window shutters.

The secure residence is in a convenient location, right in the village centre and within walking distance of the many facilities. For golfers there are two excellent courses (and driving range) very nearby, and its position on the edge of the ‘Massif Esterel’ (coastal mountains) also make it ideal for those who enjoy hiking, cycling and horse riding.

The apartment has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family, group of friends or couples. The owner prefers not to accept children less than 4 years old.

Property Features


Living room: accessed from the hall, nice and spacious with high vaulted ceilings, stylishly-furnished with sofa, two armchairs, double daybed, coffee table, large TV (good number French channels), Hi-fi, DVD player and breakfast barstools overlooking kitchen. For dining there's table and chairs in fabulous sunroom where I'm sure you'll spend most of the day! Floor to ceiling windows open up to give access to the large terrace, with views towards hills and snow-capped mountains.

Kitchen: located off entrance hall and overlooking living room, with small breakfast table and doors out to sunroom, it’s well equipped with oven, electric hob, hood, dishwasher, fridge, freezer, microwave, kettle, toaster and coffee machine. Iron & ironing board available and washing machine in bathroom.

Bedrooms: two bedrooms each with double bed, fitted wardrobes, air conditioning units, window shutters, and doors out to individual terraces (please note: it’s necessary to pass through the larger shower room to access one of the bedrooms).

Bathrooms: two independent shower rooms. Good sized main one with Italian-style shower, WC, vanity, washbasin and heated towel rail, washing machine too. The other’s smaller with shower cubicle, WC and washbasin. A hairdryer is available.

Outside: the apartment benefits from three superb terraces (east-south-west), giving sunshine and views in all directions! From the living room, large one with small dining table and chairs; from the kitchen and one bedroom long terrace right across the front; and the other bedroom has its own private terrace too. An electric barbeque is available. An underground garage is available for a small-sized car and free parking can also be found in the public car park/street directly outside.

Swimming pool: not here, but then the sea is very close by!

Internet: is available for your devices with a good speed.

Telephone: landline not available.

Baby facilities: it would be necessary to take your own cot, or please ask regarding a local hire company.

Bed & bathroom linen: included in the rental cost.

Electric & water: included in the rental cost. In order to encourage sensible use of the heating / cooling, electric is to a maximum of 50 Euros per week, according to meter readings taken at arrival and departure.

End-of-stay cleaning: the apartment must be left in a clean and tidy condition please, requiring a maximum of 2 hours cleaning; if it requires more this may be charged to your damage deposit.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Damage deposit: the owner requests damage deposit of 500 Euros by way of a credit card, with JdV in advance of arrival. Refunded at the end of your stay, less the replacement cost of any breakages.

Change over day: normally a Saturday, but the owners may be flexible upon request. A two week minimum stay is requested.

Long weekend stays: not possible here, sorry.


Pets: are permitted by prior request.

Supplementary services: the owner is able to arrange the following services for you, as a supplement: masseur (in the village), chauffeur car service.

About the local area


Local shops, boulangeries and restaurants can be found just outside the apartment in the village of La Napoule, plus a huge supermarket / shopping mall offering just about everything just 1km away. There's also a good selection of restaurants to choose from around the Port of La Napoule (including the exclusive Oasis) and in the surrounding coastal towns of Cannes and Theoule-sur-Mer.

Local markets are held in nearby Mandelieu and La Napoule and in Cannes you'll also find a huge covered daily market which offers an array of fish, vegetables and fresh local produce.

Sporting activities in the area are abundant – the main activity here is golf as there is both a 9 and 18 hole golf course (visitors welcome); there’s also a tennis club within walking distance, plus you have all the aquatic sports like sailing, diving, fishing, jet skis and water sports nearby. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking, cycling and horse riding very popular.

Beaches are sandy and can be found just 200 metres away at the Plage du Chateau and Plage de La Raguette; you'll also find a long stretch of superb sandy beaches running right around the bay from La Napoule as far as Cannes. The beaches at the seafront village of Theoule-sur-Mer are sandy and beautifully kept, and offer great views across the bay to Cannes. Further round are the red rock inlets of Les Calanques which are quiet nature and marine reserves.

The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!

Getting around is very easy from here. You have the bus and train services which have a great network along the coast and further inland - the nearest bus stop is 100 metres away and the train station directly outside, where you can take inexpensive trains either in the direction of Nice and airport (St Augustin) or the other way to St Raphael. A car is really not necessary here.

Sightseeing is endless; you have the famous town of Cannes and its old town ‘Le Suquet’; the Port of Cannes; the designer shops in Cannes on the ‘Croisette’; boat trips from Port La Napoule to the nearby ‘Isles de Lerins’ (St.Margauret et St.Honore); the charming hilltop village of Mougins; a trip into the Esterel hills; the amazing Gorge de Verdon and lots lots more.

Other entertainment includes shopping, the casinos & nightlife of Cannes, cinemas, festivals, wine tasting, helicopter rides, or just good old relaxing on the beach!

We would just like to thank you for how you have dealt with our holiday booking. From start to finish the personal touch has been great. Thank you also for checking on the Monday after we arrived to make sure that everything was ok. We loved the apartment, the pictures didn't do it justice, although a couple of quirky bits about it.
