This stunning, recently-built (2006) four bedroom villa has considerable gardens plus the addition of a superb one bedroom apartment – ideal for grandparents or au-pair. The whole property is just oozing with contemporary style and makes a comfortable, exclusive place to stay for your holidays. Located in a quiet spot, on the outskirts of the popular Provencal village of Roquefort-les-Pins, it's just 15 minutes drive to the beach and Nice-Cote d'Azur airport.

The villa is approximately 300 sq metres (plus the flat) and is set on 5000 sq m of land. It comprises a spacious living/dining room, a fantastic double-height kitchen, ground floor WC, four bedrooms, three bath/shower rooms, a galleried office area, a superb children’s playroom, numerous sunny terraces, beautifully landscaped gardens, a private swimming pool and secure parking. Architect designed, it has been constructed as two separate buildings, joined together by a bright, glass hallway and it offers superb features like double-height ceilings, glass walkways and atmospheric lighting. It’s also very child friendly, as it has the playroom, large gardens, secure pool, trampoline and a climbing frame.

The apartment, which will sleep two people, has its own independent entrance, a kitchen/living room, one double bedroom, a shower room and a private sunny terrace.

The property is located in a peaceful setting close to the village and is well placed to visit the neighbouring towns & villages of Valbonne, Le Rouret, Grasse and St Paul-de-Vence. It also has convenient access to the A8 autoroute making it easy to get to the popular coastal towns of Nice, Antibes and Cannes.

The whole property has a maximum occupancy of 6 adults and 4 children (plus babies) - ideal for a large family or two small families holidaying together. Please enquire for lots more photos!



Local shops, restaurants, boulangeries, banks and a supermarket can be found just 5 minutes drive away in the local village of Roquefort-les-Pins. Further shops and restaurants can be found 10 minutes drive away in the medieval village of Valbonne, where you'll find specialist shops, like wine shops, delicatessens, fromageries and patisseries.

Local markets are held on a Wednesday morning in Roquefort and on a Friday morning in Valbonne. Here you can choose from wonderful displays of olives, cheese, fruit and vegetables.

Sporting activities in the area are abundant – there are many superb golf courses within a 5 to 10 minute drive away. There is also tennis, fishing, horse riding, water sports and of course the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 15 minutes drive away at Cagnes-sur-Mer, where there is also a wonderful seaside promenade for walking, jogging, cycling and rollerblading. A little further to the east and you’ll find yourself on the famous ‘Promenade des Anglais’ in Nice and to the west, the sandy beaches of Antibes, Juan-les-Pins and Cannes.

The ski stations of Valberg, Isola 2000 and Auron are just over 1 hour’s drive away if you fancy a couple of day’s winter sports!

Getting around there is a bus stop just 1 minute from the villa, which offers a good bus service between the towns of Grasse and Nice, stopping at Roquefort and Nice-Cote d’Azur airport. The nearest train station is approximately 10 minutes away at Villeneuve-Loubet-Plage and this provides an excellent train service along the coast. The use of a car is recommended at this location.

Sightseeing is endless; the nearest places of interest are the mediaeval village of Valbonne where there is a lovely square with restaurants for al-fresco dining; Pont du Loup which has a traditional French sweet factory for the kids; the town of Grasse and its perfumeries; the perched village of Gourdon with its amazing views to the sea;  the famous village of St Paul-de-Vence and its art galleries; the old town and Matisse Chapel of Vence; the medieval village of Haut-de-Cagnes; the pretty village of Tourettes-sur-Loup; Nice and its old town and port; the nearby towns and marinas at Antibes & Cannes; the village and glass makers of Biot; a trip to glamorous Monaco and then over the border to experience the flavour of Italy!

Other entertainment includes exploring the beautiful surrounding countryside, French cinema, wine tasting, art galleries, the water park ‘Aquasplash’ & the sea world of Marineland in Biot, ‘Ludi Park’ of activities (ideal for families), or just good old relaxing by the pool!



Living room: is very spacious (40 sq m) and beautifully furnished. It has comfortable lounge seating for up to eight people, set around a coffee table and wood burning fireplace. There is a TV (with UK Sky Plus) & DVD player and large sliding windows open up to give access to the long terrace, gardens and pool.

Dining area: is combined within the living room and has a solid rosewood table & chairs for six people.

Kitchen: is one of the best features of this lovely villa! The double height ceilings, huge windows, casual dining area and fireplace make it a fantastic place in which to gather. With beautiful granite countertops, the kitchen is very well-equipped for cooking and dining and has a stainless steel oven, microwave, hob & hood, dishwasher, fridge, freezer, toaster, kettle and coffee machine. There are six dining chairs plus three barstools at the counter. Two club chairs are available for relaxing and an IPod docking station is there for you to play your music. The contemporary lighting is fantastic here and various glass doors give you access out onto the terrace.

Utility: there is a washing machine, a dryer, an iron & ironing board.

Bedrooms: there are five in total (including the granny flat). The master bedroom on first floor has king-size bed (200x200cm), a lovely walk in wardrobe and en-suite bathroom. It has views over the garden, the countryside and the mountains beyond. The other two bedrooms on this floor both have single bunk-beds (one above the other) and with fitted wardrobes and views over the pool & gardens these bedrooms are ideally suited to children. The spacious fourth bedroom is then on the ground floor and is furnished with a king-size bed (160x200cm), fitted wardrobes and has lovely big windows which open up to the terrace. All five bedrooms at this villa have reversible air-conditioning units which keep them nice and cool in the summer.  

Bathrooms: there are four very stylish bath or shower rooms (including the flat), plus an independent WC. The master bedroom’s en-suite has a fantastic double-ended bath (with great views from the window!), a spacious shower-area with rain head, double washbasins and a WC. There is also a hairdryer. The shared bathroom on this floor has the same configuration as the master en-suite and is located just across the landing from the other 2 bedrooms. The ground floor bedroom has an en-suite shower, washbasin & WC.

Other rooms: the kids will be delighted to find a fantastic playroom (30 sq m) which is equipped with an assortment of toys and games, a sofa and television (Sky Plus) & DVD player. This room keeps nice and cool during the summer months and it too is air-conditioned.

Additional Accommodation: there is the attached apartment as described above and this would be ideal for those wanting separate accommodation (please ask for photos).

Outside: the house is set on some 5000 sq metres of land which is laid to lawns, beautiful Mediterranean plants, fruit trees and a large established wooded area. There are loads of things for children; a climbing frame (with matting below), a playhouse, a trampoline, swing ball, badminton and table tennis! Across the whole of the front of the villa there is a long terrace; outside the kitchen you'll find a large dining table, ten chairs and a barbeque. This seating area is covered by a large 6x3.5m retractable awning, providing welcome shade in the summer months for al-fresco dining. Within the gardens there is a delightful ‘afternoon terrace’ furnished with 2 comfortable sofas - an ideal place to take in the mountain views and enjoy some evening sundowners! The villa has parking for one vehicle on the enclosed drive and further parking outside on the no-through road.

Swimming pool: is private and secure for children by railings and an alarm. It is 11x4.5 metres in size and with depths starting from 0.9 metres it’s suitable for younger children to play in. Alongside the pool there is another table with seating for six people plus four loungers and two reclining chairs for sunbathing. The pool is heated and open from May to October - usually achieving 30’C during the months of July & August, but guaranteed to be at least 28, no matter how the weather is!

Internet: connection is available here for your laptop via 8MB Wi-Fi.

Telephone: is available and the usage will be charged from your deposit.

Baby facilities: a baby cot and high chair are available here upon request.

Damage deposit: the owner requests a damage deposit of 1200 Euros (or £1000 GBP) and this will be refunded, less the replacement cost of any breakages, once the owner has confirmed everything is in order.

Bed & bathroom linen: is included in the rental.

Electric & water: are included in the rental.

End-of-stay cleaning: is included in the rental, provided the villa is left in a reasonable condition.

Taxe de Séjour: is not requested here.

Change over day: is normally a Saturday. Stays of two weeks duration are preferred (but not essential) during July & August.

Long weekend stays: are not possible here - sorry.

Pets: are not permitted here – sorry.

Smoking: is not permitted inside this property – sorry.

Supplementary services: the owner is able to arrange the following services for you as a supplement: babysitter, daily cleaner, cook, mid-week linen change.

Environment friendly features: reversible air-conditioning powered by a heat pump; two wood-burning fireplaces; full recycling facilities.

    Dear Paul, we had a beautiful stay in Roquefort les Pins.  The house was perfectly catered for families.  Such a beautiful place, nicely decorated.  We loved the pool (golden and silver tiles were very pretty). The children enjoyed the play room and outside pay area.  We also appreciated the British tv, etc.  We had two very nice dinners upon the owner`s recommendations. My husband is very in favour of returning, however it is too early for us to organise our next summer break.  We just arrived back in Atlanta after two beautiful months in Europe and should wait to see what are the finances and the plans for next year.     We had a wonderful weeks holiday at this fabulous property.  It met all our needs and more.  The lady who did the cleaning etc was very helpful too. I have left a comment about the marking of waste bins in the kitchen unit (small thing) but it would help when there are lots of you using the kitchen. We also stayed in the `apartment` and it was really lovely and well fitted out too!  Wonderful for grandparents accompanying family - or like us friends who want a bit of own space/quiet away from the main party especially in the mornings! Also you might want to mention that two cars would probably be better if there is a large party of people (especially in the high season when the roads are busy) - it took longer than we thought to get to and fro to the train station.  Also that in the high season it takes much much longer to get to places because of the traffic. Many thanks to the owners for letting us use their lovely villa for the week - fabulous. (How satisfied were you with the property ?)
