Property Description


This spacious 3 bedroom apartment close to the Port of Nice is in an excellent location within easy walking-distance of the many shops, cafes, restaurants, beaches, old town, tram and train station! Within a recently-built, secure residence it occupies a corner position and has terraces on all sides, giving great views over the surrounding hills and streets.

Approximately 80 sq metres in size, it’s located on the 5th floor (with lift) and comprises living/dining room, independent kitchen, three bedrooms, two bathrooms, independent WC, three terraces and private parking place. There's also good double-glazing for sound insulation from the general noise of the town.

On the street below, just walk a few blocks and you'll find yourself in the old Port of Nice where you can admire the yachts or take a stroll along the ‘Promenade des Anglais’. Alternatively, wander up into the old town or admire the views over the whole city from the ‘Château of Nice’. The apartment is also ideally placed to visit the neighbouring towns of Villefranche & Beaulieu-sur-Mer, Cap Ferrat and Monaco.

It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends.

Property Features


Entrance: hall and corridor running through the flat, with doors to all bedrooms, bathrooms, WC, living room, kitchen and fitted cupboards.

Living room: good-size and furnished with 2 sofas, armchair, long dining table & 6 chairs, small flat-screen TV (French), DVD player and French doors open to access two lovely terraces, with views over Mont Boron and the streets below. Air-conditioning unit.

Kitchen: independent from the living room, modern and well-equipped with oven, electric hob, hood, dishwasher, microwave, big fridge, freezer, coffee machine & washing machine (dryer on terrace). The window here allows you to pass things out to the dining-terrace outside. Iron & board available.

Bedrooms: 3 in total, all with French doors leading out onto a terrace. Master bedroom with double bed (160cm wide) & fitted wardrobe, the other two both with single beds plus additional ‘drawer-type’ pull-out single beds underneath (please note these only remain at floor level). A piano also in the 3rd bedroom. Air conditioning units keep all rooms comfortable for sleeping in summer.

Bathrooms: two bathrooms and one independent WC, all accessible from the hallway. Bathroom has a bath, hand-held shower, washbasin and bidet. The shower-room has large shower-area and washbasin.

Additional accommodation: we have lots of other apartments in the port area, so if you’re going as a large group please ask for details.

Outside: there are three good terraces to this apartment! One covered one between the kitchen & living room and furnished with table and 6 chairs, views over the hills beyond - perfect for breakfast! Another very large terrace accessible from the living room. A third accessible from both the 2nd & 3rd bedrooms with furniture and clothes drying machine. A private parking place for a small car available if required and also public pay-parking within the residence if required - please enquire.

Swimming pool: not available here but the beach is only 1km away, plus there's a municipal swimming pool in Nice if you wish.

Suitability note:  this apartment is on the 5th floor and you may wish to consider the safety of young children. Also the apartment’s in the town so you may hear some noise associated with the daily life - we do not believe however they are intrusive.

Internet: connection available here for your laptop.

Telephone: landline not available, but you could always make calls through your laptop.

Baby facilities: it would be necessary to take your own travel cot or please ask regarding a local hire company.

Damage deposit: the owner requests a damage deposit of 500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

Electric & water: included in the rental cost.

Winter heating: included in the rental cost and by electric wall heaters. Air-conditioning unit in the living room.

End-of-stay cleaning: has been priced separately, so that if you’re staying for more than 1 week you’re not paying in duplicate. It’s 120 Euros and is paid directly to the owner.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Change over day: is normally a Saturday. However the owners may be flexible upon request and with a supplementary payment of 10%.

Long weekend stays: possible here - please ask for details.

Pets: not permitted here – sorry.

Smoking: not permitted inside this property (balcony/terrace OK).

Supplementary services: additional cleaning by prior request.

About the local area


Local shops, boulangeries, supermarkets and restaurants can all be found in abundance on your doorstep! You have a great selection of restaurants to choose from, all around the port area and in the nearby 'old town’ of Nice. There’s also a good choice of shopping in the department stores, designer shops and gift shops of Nice.

Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town and offers an array of olives, flowers and fresh produce. There is also a super antiques market held here on a Monday.

Sporting activities in the area are abundant– there is sailing (club nautique), diving, fishing, water sports, jogging, tennis, rollerblading along the Promenade des Anglais and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 1km away at the ‘Castel Plage’ and also right along the promenade of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’.

The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

Getting around is very easy from here. There are many bus and train services, which have a great network along the coast and further inland. You can take the bus from the port to the neighbouring towns of Villefranche, Beaulieu, Monaco and Menton. The main station is less than a 10 minute walk, so a car is really not necessary here.

Sightseeing is endless; there is the historical old town of Nice; the restaurants and yachts in the port; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

A lovely light and spacious 5th floor apartment near to the old parts of Nice. Excellent kitchen, good bath/shower facilities and large bedrooms. Underground parking space is essential - but make sure you have nothing larger than a Ford Focus. No more than 10 minutes walk to either the old port or the old town with its charming small streets and great restaurants - Mrs Y. from Norfolk, May 15.
