Looking for an immaculate 4 bedroom villa with a beautiful private pool?  This villa has it all - quiet location, lovely views over surrounding countryside, within walking distance of the historical village of Biot and just 4kms from the beach & sea!

The villa is set over 3 levels and comprises stylish living room, large dining room, well-equipped kitchen, four bedrooms, three bathrooms, independent WC, playroom, utility room, large dining terrace, beautifully landscaped gardens, large heated pool, small pool house and secure parking/garage for up to three cars. The electric shutters can be closed centrally, the four bedrooms have air conditioning and most windows are fitted with anti-mosquito blinds. As the owner’s main home, it’s very well equipped and maintained.

It’s in a lovely quiet spot and within walking distance of all restaurants and shops in the charming village of Biot. It has quick and easy access to the A8 autoroute and is ideally located to visit the whole of the Cote d’Azur. There are also some lovely walks direct from the house, into the hills behind.

It has a maximum occupancy of 8 people (plus babies) and would be perfect for a large family, two families holidaying together or group of friends.



Local shops, boulangeries & restaurants can be found just 800 metres away in the village of Biot. This charming old hilltop village is very popular with tourists and has a busy main street with craft shops, a tourist office and cafes in the square. The village is most famous for its glassmakers and it is possible to visit the ‘verreries’ and their gift shops. The town of Antibes is also very close-by for a large supermarket and a greater selection of shopping.

Local markets are held on a Tuesday morning in the village of Biot and almost everyday in Antibes. Here you can choose from a selection of fresh fruit, vegetables, olives and cheese.

Sporting activities in the area are abundant – there is the nearby golf course at Biot, tennis (raquets available on request), fishing, karting, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 4kms away at the Plage de la Siesta and also at Antibes.

The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

Getting around is easy from here; there is a regular bus service to Antibes and along the coast, with a bus stop approximately 300 metres from the villa. Trains also run along the coast and the nearest station is 4km away at ‘Gare de Biot’. A car would be useful here but not essential.

Sightseeing is endless; you are ideally placed between Nice and Cannes, and very close to the town of Antibes. Further inland the lovely old villages of Valbonne, St Paul-de-Vence and Mougins are close by. Other places of interest are The Port and Old Town of Antibes, Vallauris and its potteries, the glassmakers in Biot, the City of Nice and the hills and forests of the Alpes Maritimes region.

Other entertainment includes the casinos & nightlife of Cannes, boat trips, cinema, the perfumeries in Grasse or a day at the beach. Just 4 kilometres away you’ll also find the water park ‘Aquasplash’, the sealife park ‘Marineland’ and a fairground.



Living room: lovely views over surrounding countryside, pool and gardens. Good size and furnished with modern white leather sofas (for 8 people), large plasma TV (International), DVD player, Hi-Fi. Large sliding doors to dining terrace and garden.

Dining room: adjacent to kitchen, with table & 6 chairs, sliding doors to terrace and gardens.

Kitchen: exceptionally good; large, modern and well-equipped for cooking and dining. Oven, hob (induction), microwave, dishwasher, American fridge, freezer (with ice maker), toaster, kettle & coffee machine.

Utility room: on lower-ground level with large washing machine, dryer, sink, iron & ironing board.

Bedrooms: four in total, set over three levels. Ground floor - large master bedroom, king bed (180cm wide), fitted wardrobes, open bath/shower area & doors to garden. First floor - two bedrooms both with double beds (140cm) and fitted wardrobes. Lower ground level - large bedroom, king bed (160cm), fitted wardrobes and desk – ideal for teenagers. All four bedrooms have TV, air-conditioning units and windows fitted with mosquito blinds. Safe deposit box available.

Bathrooms: 2 bathrooms, 1 shower room and 1 independent WC. Master bedroom has a lovely hydro sonic-massage bath & shower area within the room. Both first floor bedrooms share an independent bathroom with Jacuzzi, over bath shower, washbasin & WC. Lower ground level has stylish independent shower room with shower, washbasin, WC and window. Independent WC on the ground floor level.

Other rooms: playroom on lower-ground level with piano.

Outside: beautifully paved terrace with large dining table, 8 chairs and electric sun canopies for shade. Immaculate south and west-facing gardens with lawns, lemon and fruit trees & fragrant plants such as lavender & jasmine. Children’s swing & slide and boules pitch. Down one flight of steps to the lower ground there's garage & parking for 3 cars. Gated entrance with remote and videophone.

Swimming pool: beautiful with small cascading pool at one end. Secured for children by alarm. Dimensions 11 x 5m with depths of between 1-2 metres. Possible to have heated for a supplement of 150 Euros per week (please request). Sun loungers with cushions and outdoor chairs alongside pool. Small pool house with hot water shower & WC. Charcoal barbeque area adjacent. Children’s lifejackets available by prior request.

Internet: connection available here for your laptop via Wi-Fi.

Baby facilities: the owner is able to provide a travel cot by prior request.

Bed & bathroom linen: included in the rental cost and changed at the end of each week i.e. 2 or 3 week stays. Also pool/beach towels.

Electric & water: included in the rental cost.

End-of-stay cleaning: is included in the rental cost; also includes 3 hours cleaning during week.

Taxe de Séjour: included in the rental cost.

Damage deposit: the owner requests a damage deposit of 1500 Euros on arrival, which is also possible in advance by way of credit card guarantee with JdV. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: usually Saturday, but may be flexible at the end of season. Stays of 2 week duration preferred during July & August.

Long weekend stays: not possible here - sorry.

Pets: not permitted here – sorry.

Smoking: not permitted inside this property – sorry.

Supplementary services: the owner is able to arrange the following services for you, as a supplement: Babysitter, Masseur.

    Lovely house with good outdoor area for lounging around the pool. House is well situated with quick, although steep, walk into Biot.
